Puppies may be cute, but old dogs need homes, too. And that’s exactly what makes Siltanen & Partners’ new spot for Coldwell Banker so touching.

The spot opens on a real estate agent and a volunteer at the company’s annual “Homes for Dogs Project” event as the volunteer explains that older dogs have a harder time getting adopted. He points out a bulldog named Cooper whose puppy days are behind him.

A young girl at the event with her family is immediately smitten with Cooper, and he soon finds himself at home with the family.

The campaign celebrates the fourth annual “Homes for Dogs Project” event in partnership with Adopt-a-Pet.com, while aligning with the brand’s overall approach of focusing on the emotional connections people feel for their homes.

Last year, Siltanen & Partners’s “Somebody to Love” focused on a former shelter pup named Scout and the guy who brings home the new canine companion. This year’s spot spends a little less time on backstory, but the cuteness factor is undeniable. The brand’s first ad focusing on the partnership, “Home’s Best Friend,” debuted during the 2015 Academy Awards.
